Why a Thorough and Professional Inspection Matters: Retaining Wall Example
When buying or maintaining a property, one of the smartest steps you can take is scheduling a thorough and professional inspection. Small details that seem harmless today may actually reveal larger structural issues tomorrow. Inspections go beyond surface-level looks—they uncover the real condition of a property, giving you the knowledge you need to protect your investment.
In today’s example, our inspection team examined a wood retaining wall. At first glance, it might look like an ordinary wall holding back soil, but closer inspection revealed several problems that could lead to major repair costs down the road.
Inspector’s Note from the Video:
“This is a wood retaining wall, probably not in the best shape. You can see they have some spikes going on down in there that… should go all the way down and it’s not doing its job. … This thing’s going to have to be removed and they’re going to have to rebuild a retaining wall here, preferably not wood.”
During the inspection, we found that the wall had been built with pressure-treated wood, which is not ideal for long-term durability in this type of structure. Reinforcing spikes were only partially installed and failing to provide adequate support. Evidence of rotting wood ties showed that crucial sections had deteriorated completely, leaving parts of the wall pushed outward and unstable.
A thorough and professional inspection uncovered the reality: this retaining wall will need to be fully replaced. Instead of wood, a stronger, longer-lasting material such as concrete or stone is recommended. Identifying this issue now allows the homeowner to plan for necessary repairs, avoid unexpected collapses, and ensure safety for years to come.
Every home has hidden risks, but with a detailed inspection, you can make informed decisions about repairs, maintenance, or even purchase negotiations. This example highlights why choosing an experienced inspector is essential—because what you don’t see could cost you later.
