You can see erosion from the water and where the owner is having a water intrusion issue where the water is weeping into the basement… They’ll need to seal those openings with resin or an elastomeric sealer to keep moisture from coming in.”

Improper grading around the foundation and short downspout extensions were the main culprits. When water consistently flows toward the foundation, it can seep through concrete form tie openings, leaving streaks and moisture marks along basement walls. If not corrected, this can lead to structural deterioration and mold growth.
